Are you licensed?
Yes, we are a fully licensed, insured, and bonded property management company, operating in compliance with all applicable industry standards and state laws. -
Can I reach you after hours?
Our office is open from 8am to 4pm Monday through Friday except on holidays and scheduled office closure dates. We provide an emergency contact line for urgent issues outside of normal business hours for your residents however, general inquiries will be addressed during regular office hours. Our standard response time is 1-2 business days. If you have an urgent matter we highly recommend you text message or call our office mobile line which is 724-766-0734. This number is only monitored during business hours. -
What type of properties do you manage?
We manage a variety of property types, including single-family homes, multi-family residences, condos, and select commercial properties. -
How soon can you start managing my property?
We can begin managing your property as soon as management agreements are completed and the home is ready for leasing or tenant placement. Onboarding of larger portfolio usually takes 1 business day for every 10 properties brought to us. For example, if you have a 50 unit portfolio, we are usually looking at 5 business days to onboard once all required documentation needed is received. -
Do you sell real estate too?
Yes. We are a full service real estate company with over 20 years of experience. We specialize in residential and commercial investments, however, we have helped hundreds of individuals purchase homes to live in as well. We would love to help you and everyone you know buy, sell, and investment in the Greater Pittsburgh area! -
How is rent collection handled?
We make rent collection easy by offering multiple payment options, including online payments through our tenant portal. Late payments are handled according to the terms of the lease agreement. -
How long of a lease do you sign?
Lease terms vary depending on market conditions and owner preferences. Most standard leases are for one year, though shorter or longer terms may be available upon request. -
How much security deposit do you charge the tenant?
Security deposit amounts are set based on market standards and local legal requirements. The final amount may vary depending on rent price and tenant qualifications. -
Who holds the tenant security deposit?
Security deposits are held in a dedicated trust account, in accordance with all local and state legal requirements. The handling process follows all applicable regulations and company policies. -
Am I required to make my property available to Section 8?
Property owners are not required to accept Section 8 tenants unless local or state laws specifically mandate it. We recommend checking the regulations in your area to ensure compliance. -
What type of reports do I get and how often?
Owners receive regular financial statements outlining rent payments, expenses, and maintenance updates. Additional or customized reports can be provided upon request. -
How and when do I get my checks?
Distribution processing dates are usually on the 15th and 30th or the business day after depending on your contract and plan. Owner payments are typically made through direct deposit or mailed check, once rent has been collected and any applicable expenses have been processed. -
Can you put the money directly into my account?
Yes. We offer direct deposit for owner disbursements to ensure fast, secure, and convenient transfer of rental income.
