Satisfaction Guarantee
We believe in putting our money where our mouth is. If you are unhappy with our services you can cancel at any time with no penalty.
30-Day Rental Guarantee
If we cannot rent your property within 30 days we will waive all monthly management fees until rented and give you an additional 1 month of management fees for free.
Results Guarantee
With our results guarantee, you don’t pay us until we show results! If we are leasing your property for you, we do all the work up front, and you don’t pay us until you get a qualified tenant and they sign their lease. That means we aggressively market and show your property, screen the tenants, handle all of the paperwork and perform a pre-move-in inspection...all before we get paid anything.
Leasing Guarantee
Our leasing guarantee states that if a tenant does not fulfill at least a 9 month lease term, we will prorate and reduce the leasing fee by the number of months the tenant did not complete the lease agreement.
No Routine Maintenance Bill Mark-Up Guarantee
When routine repairs or maintenance is needed at your property, we guarantee not to mark-up vendor invoices as many other PM companies do. You pay exactly what is charged and you see the invoice directly from the vendor. *Does not apply to special project management.
Legal Compliance Guarantee
Our lease agreement is reviewed, kept current, and approved by a top Pennsylvania landlord law firm. We operate in full compliance with fair housing, habitability, and application screening.
Response Time Guarantee
We guarantee a timely response by our team with a standard response time to all calls, emails, and text messages within 1 business day.
Rent Deposit Guarantee
We know you want your money fast! So we guarantee to initiate the processing of your ACH of your owner proceeds into your bank account by the 15th day of each month — or the next business day if the 15th falls on a weekend or holiday. *For all funds received by the end of business on the 5th of each month.
No Startup Fee or Onboarding Fee Guarantee
We guarantee that we will begin managing your property free of onboarding fees, and nothing is paid to us until we secure a tenant if the unit is vacant.
Insured Tenant Guarantee
We guarantee every tenant we place will have renter's insurance and at a minimum landlord-to-liability coverage.
Seasonal Inspection Guarantee
We guarantee someone from our team or our sister vendor company will visit your property twice a year to inspect for preventable maintenance items such as leaks, system functionality, and even check for tenant damage and compliance. *Additional fee for this service.
